Transaction Screen Assessment (TSA)
For smaller transactions or lower-risk properties, a Transaction Screen Assessment offers an efficient, cost-effective alternative to a full Phase I ESA. Conducted in accordance with ASTM E1528-14, the TSA provides a foundational level of environmental due diligence, helping lenders and owners identify potential red flags early in the process.
Records Search with Risk Assessment (RSRA)
When timing and budget are the primary drivers for a low-risk property acquisition, a Records Search with Risk Assessment (RSRA) provides a fast, data-driven “Go/No-Go” decision. This service is designed to meet the specific requirements of the Small Business Administration (SBA) and is often the preferred choice for lenders managing low-risk commercial real estate.
What is the difference between a Phase I and Phase II ESA?
Think of a Phase I ESA as a background check. It’s a non-intrusive research project where we look at historical records, photos, and the physical site to see if there’s a risk of contamination. A Phase II ESA is the physical exam—if the Phase I finds a “red flag,” we actually go in and sample the soil or groundwater to see if contamination is present.
How long does a Phase I ESA typically take to complete?
Standard turnaround is usually 2 to 3 weeks. This timeline is primarily driven by the time it takes for government agencies (like FDEP Oculus or county records) to release the historical files necessary for a thorough review.
Do your reports meet SBA and commercial lender requirements?
Yes. All our assessments follow the most current ASTM E1527 standards. This ensures that the environmental due diligence provides the necessary liability protections for real estate transactions and meets the strict requirements of the Small Business Administration (SBA) and commercial banks.
